SAGAX DIVEST 36 PROPERTIES IN SPAIN

  • Sagax divest 36 properties in Spain for EUR 180 M together with EUR 10 M in additional purchase price, rental income, or a combination thereof
  • The buyer is Transgourmet Ibérica, member of Transgourmet Group which belongs to Coop Group one of Switzerland's largest retail and wholesale companies,
  • Closing is expected to take place during 2023

Sagax has today signed an agreement to divest 36 properties in Spain to Transgourmet Ibérica, member of Coop Group, who is the tenant in the properties. The properties encompass 163,000 square metres of lettable area. The average remaining lease term is 2.8 years. The rental income for 2023 is estimated to EUR 11.8 million.

The purchase price amounts to EUR 180 million together with a fixed and unconditional payment of EUR 10 million in the form of additional purchase price, rental income, or a combination thereof. The purchase price exceeds the book value of the properties as of 30 September 2022 by EUR 15.6 million, corresponding to 9%. Sagax acquired the properties in February 2020 for EUR 149.5 million.

The divestment is structured as property transfers. Closing is expected to take place during 2023.

Sagax Real Estate SOCIMI S.A. is a property company whose business concept is to invest in commercial properties in Spain, primarily in the warehouse and light industry segment. Sagax Real Estate SOCIMI S.A.'s property holdings per 30 september 2022 amounted to 461,000 square metres, distributed over 125 properties.
