Right to use the common area of 48,791.00 square meters which can be generated rental income not less than 8,709.92 square meters.
Right to use partially spaces of exterior wall of Future Park Rangsit Building for seeking the benefits.

The appraiser utilized income approach method in assessing the market value of properties as it's able to generate rental income. The appraiser used income method by forecasting the future operating income and expenses over the holding period and calculated the net present value of asset by discounted cash flow. (Holding period started from the date of valuation to December 31, 2041).
The Fund has appointed the independent appraiser to revalue the Investment Property invested by the Fund on annual basis and review by quarterly, the appraiser applied the income approach method which the assumptions were reflected by the current information and related risk factors on the discounted cash flow model.

Future Park Leasehold Property Fund (the Fund) is a Thailand-based closed-end property fund. The Fundâs stated objective is to seek funds from investors, invest mostly in property or property leasehold rights, and generate benefit from such property. The Fund invests in the leasehold rights of certain areas of Future Park Rangsit shopping center, comprising of shops and all common areas in the shopping center including outside areas. Its investment portfolio is Future Park Rangsit, which is a lifestyle shopping mall in Northern Bangkok. The mall consists of two department stores, including Central Department Store and Robinson Department Store and one supercenter, Big C Supercenter. The mall also includes Major Cineplex, a kid theater; two branches of Power Buy; two branches of Super Sport; two branches of B2S; FITTNES FIRST; and TOPS SUPERMARKET. The Fundâs manager is BBL Asset Management Company Limited. Rangsit Plaza Company Limited acts as the Property Manager.
