Scope, Boundary and Reporting Cycle

This Annual Report and Financial Statements (Annual Report) of Arvida Group Limited (Arvida or Group) are prepared in accordance with the International Financial Reporting Standards,

NZX Listing Rules and Corporate Governance Code, Companies Act 1993 and with due consideration of the International Integrated Reporting Council's (IIRC) International Integrated Reporting Framework.

The information is supplemented by additional disclosures, including:

  • 2023 Annual Results Presentation
  • 2023 Notice of Annual General Meeting

which are made available on the Company's website www.arvida.co.nz

Additionally, audit reports for each of our care facilities are available at the Ministry of Health's website (www.health.govt.nz) along with audited financial statements for each of our retirement villages at the New Zealand Companies Office website (www.companiesoffice.govt.nz).

We have continued to focus on selected elements of the Integrated Reporting framework in a pragmatic approach to improving our reporting.

Target Audience and Application

This report has been primarily prepared for current investors to outline how we are delivering on our strategy. The report is also relevant for prospective investors or any other stakeholder who has an interest in our performance and prospects.

External Audit and Assurance

An audit of Arvida's consolidated annual financial statements was performed by the Group's independent external auditor, Ernst & Young in accordance with International Standards on Auditing (New Zealand).

The rest of this Annual Report has not been subjected to independent audit or review. Information reported, other than that mentioned above, is derived from Arvida's own internal records and publicly disclosed information.

The senior management team and the Board have collectively reviewed the contents of this Annual Report and agree that it reflects a balanced view of business performance and outlook.

Welcome from our

Chief Executive

Over the last couple of years, the senior management team and I have focused on three key objectives.

First, negotiating the risks that Covid presented to our retirement communities ensuring the health and wellbeing of our people was the priority.

Second, advancing our development capabilities so that we a have strong platform from which to grow and deliver substantial long term future value for shareholders.

Lastly, taking a nimble approach to windows of opportunity in a very uncertain environment.

Continued execution to our strategy has created a significantly larger group over the 8 years since NZX listing.

In the 2023 year the business again grew strongly to now have total assets of $3.8b. Sound financial results were delivered on the back of record resale and new sale settlements of occupation rights.

Providing aged care services successfully requires a genuine commitment to the care and wellbeing of our residents.

The purpose-led culture of our teams resonates strongly in feedback - and continues to underpin our resident experience.
