NEXITY DELIVERS 22 BAYARD, FIRST WOOD-FRAME BUILDING IN THE PARIS CENTRAL BUSINESS DISTRICT, FOR LASALLE INVESTMENT MANAGEMENT

In the Montaigne district, at 22 and 24 rue Bayard, Nexity has restructured on behalf of LaSalle Investment Management a set of 3 buildings which constituted the historical headquarters of the French radio RTL. The challenge was multiple: creating a homogeneous whole by reducing the number of stairs and aligning the floors, maximising ceiling heights, bringing in light, respecting the template imposed by surrounding buildings, while integrating a strong environmental requirement. One of the three buildings, which was obsolete, was demolished and replaced by the first wood-frame building in the central business district!

The operation involved the major restructuring of the post-Haussmannian building on the rue Bayard (dating from 1910) and the so-called "comédie" building (dating from the 1860s) on the impasse d'Antin, as well as the demolition of the building dating from the 1970s, whose emblematic facade, signed by Vasarely and classified as a historical monument, was dismantled and donated by RTL to the Vasarely Foundation in Aix-en-Provence

In this project, the creation of environmental value is based both on a well-thought-out construction using a wooden structure and on a controlled operation with a low carbon impact, thus enabling five environmental certifications and labels to be obtained: BREEAM / WELL / NF HQE / BBCA (low carbon) / E+C- level E2C2. The wood used is FSC certified and comes from sustainably managed forests

In terms of architecture, designed by Axel Schoenert Architecture:

  • On the street, a perforated brass and metal mesh façade dresses the new construction and gives a particular identity to the building complex while marking the link with the historic façade.
  • On the courtyard, two planted patios, one of which being in the ground, have been created in order to bring light to the new spaces on the garden level. The successive recesses from the impasse d'Antin to the building on the rue Bayard are embellished with various accessible planted terraces, including a rooftop created on the top level. The vegetation is treated as an architectural element on its own.
  • The interior spaces, extended by the exterior spaces, have been redesigned for the well-being of the users: they respond to the new ways of working and combine comfort and performance, in particular thanks to the natural light brought into the building by the transparencies, visual break-throughs and numerous openings in the façade.

The building is already almost fully let and will be occupied by NEOEN, Stratégie & Corp and DECHERT LP.
