1. 2Q21 HIGHLIGHTS

The second quarter started with new challenges from the COVID-19 pandemic's second wave, with more relevant impacts in March and April. However, the effects were short-lived, malls reopening in April and room for resumption in the subsequent months of the quarter. With the end of the quarter and July's effects, we understand that the worst moment is in the past, with the recovery curve we have seen in our projects.

The vaccination's advance in the country is yielding great results, lowering contagion rates and hospital beds in use, and resulting in less social isolation rules and time restrictions on non-essential activities

This has intensified reopening establishments and consolidated the economic recovery with more people in projects and offices, returning to a normal life. This move reinforces the positive outlook for the second half of 2021.

The proximity to operations and tenants has intensified at the Company, which has been mitigating impacts and managing to quickly reposition its projects to capture the benefits of this ongoing reopening. This has proven to be important not only for current tenants, but also new tenants, who saw in this partnership with HBR an opportunity for strategic positioning for their operations.

A concrete example of this strategy is Espaço Laser, which signed a partnership to follow ComVem platform's growth supporting its strong expansion strategy in privileged locations in São Paulo after the market capitalization.

We reaffirm ComVem's growth plan, platform with the best potential for market consolidation, besides HBR 3A platforms strategic agendas and the recovery of HBR Malls' value generation potential.

COMVEM - NEW DEVELOPMENTS

In 2Q21, HBR finished acquiring 3 lots in São Paulo to develop new ComVems in coming years, in selected locations: Santo Amaro, Butantã and Higienópolis. These projects add around 6,000m² of gross leasable area to the portfolio, and will require investments of around R$60 million, partially incurred when acquiring areas and partially to carry out their development and implementation.

Besides the now finished acquisitions, the Company is in the final phase to acquire another 02 lands for new ComVems, in Osasco and Vila Mariana, representing a gross leasable area of around 6,500 m² and a total investment of around R$55.7 million, within the planned development cycle for the next few years.

The investments above will be made with developers, where the Company will explore the active facades of the projects within the business strategy.

COMVEM - NEW ACQUISITIONS

Besides the new developments added to the portfolio, the Company is moving forward to complete the acquisition of 03 new ComVems, ready to operate or in operation, and should complete the transactions in the coming months.

The projects, located in Vila Nova Conceição, Barra Funda and Lapa, represent a gross leasable area of 9,600 m² and will require investments of around R$70 million for the acquisition or improvements to maximize results.

STRATEGIC PARTNERSHIPS

As one of the strategies to accelerate ComVem platform's growth, the Company signed a Commercial Partnership with Cury Construtora e Incorporadora S.A. to explore joint opportunities developing active facades integrated with residential projects. Besides the agreements already signed with Helbor and Cury, the Company maintains conversations with other selected market players for new agreements.

On the sales front, the Commercial Partnership signed with Espaçolaser reinforces the perceived quality of the ComVem platform's projects, which now has qualified brands as partners in operating projects and new developments. Other negotiations are underway for new agreements with the same profile to increase the mix qualification of the projects.

COMMITMENT TO THE SUSTAINABILITY AGENDA

We recently published our first sustainability report for 2020, bringing practices and actions already implemented by the Company in this agenda, considering impacts on the most varied stakeholders.
